We aim to reply within a few working days. The site is operated by a private individual in the Republic of Cyprus rather than a support team, so replies may take longer during busy periods or holidays. If your question is time-critical to a transaction, please contact your lawyer or bank rather than waiting on us.

What we can help with

• Errors and corrections. If a rate, threshold, band, or worked example on this site is wrong or out of date, please tell us. Include the page and what you believe the correct position is, ideally with a source. This is the most useful message you can send us and we act on it quickly.
• Bugs and technical problems. A calculator producing an obviously wrong result, a page that will not load, something broken on your device. Telling us your browser and device helps.
• Questions about how a calculator works. What an input means, which rule a result applies, why two scenarios differ. We are happy to explain our own methodology.
• Suggestions. A calculator or guide you looked for and could not find.
• Press, research, and data enquiries.
• Advertising and partnership enquiries.
• Privacy and data requests under the GDPR. Note that the calculators store nothing, so in most cases we hold no personal data about you at all. See our privacy policy.

What we cannot help with

We want to be straightforward about this rather than leaving you waiting for a reply that cannot come. We are not a bank, a lender, a law firm, a tax practice, or an estate agency, and we are not qualified to advise you. We cannot:

• Give legal, tax, mortgage, or financial advice, or tell you what you personally should do. That includes whether you qualify for the reduced VAT rate, how a specific contract clause will operate, or what your tax position will be.
• Review your contract, title, or documents. Take these to a lawyer registered with the Cyprus Bar Association.
• Confirm what a bank will lend you. Lending criteria are set by each institution and change; only they can tell you.
• Value your property or tell you what the Land Registry will assess it at.
• Recommend a specific lawyer, bank, developer, or agent. We do not make referrals, and an unsolicited recommendation from a website is not a good basis for choosing a professional.
• Find, sell, or list property. We have no listings and no involvement in any transaction.
• Intervene in a dispute with a developer, agent, bank, or authority.

Reporting an error

Because this site publishes figures people plan around, error reports get priority. The most useful report includes:

• The page or calculator concerned.
• The figure or statement you believe is wrong.
• What you believe the correct position is.
• A source, if you have one — ideally an official Cyprus government publication.

Substantive corrections are made promptly and the page's review date is updated. If you are a Cyprus lawyer, accountant, or banker, we would particularly welcome your corrections.

Where we are

Cyprus Homes Direct is operated by a private individual based in the Republic of Cyprus. We do not operate a public office or a telephone line, and we do not take in-person appointments. Email is the only channel.

A note on unsolicited email

We do not accept guest posts, paid link placements, or sponsored content presented as editorial, and we do not respond to outreach of that kind. Advertising enquiries are welcome through the address above.
