The Cyprus transfer fee bands

Transfer fees are charged on the assessable value in progressive bands: 3% on the first €85,000, 5% on the next €85,000 (up to €170,000), and 8% on anything above €170,000. A €250,000 property therefore pays 3% on the first €85,000, 5% on the next €85,000, and 8% on the remaining €80,000 — not 8% on the full price, which is a common misreading of the bands.

Joint ownership splits the value

When a property is registered in two names, the Land Registry calculates the fee as if each owner bought half the value, then adds the two results together. Because the bands are progressive, this usually produces a lower combined fee than one buyer taking the whole value — the calculator applies this automatically when you select joint buyers.

How VAT changes what you pay

Resale properties (no VAT) currently receive a 50% reduction on the transfer fee. VAT-rated new-build purchases work differently: you generally don't pay transfer fees on the VAT-inclusive portion of the price, but fees can still apply to any amount by which the Land Registry valuation exceeds that VAT-inclusive price. This calculator applies both rules based on the VAT scenario you select.

Land Registry value vs. the price you agreed

Transfer fees are assessed on the Land Registry's own valuation of the property, not necessarily the price in your sale contract — the two are often similar but can diverge, especially for older or off-plan transactions. If you don't have a current Land Registry valuation, using the contract price is a reasonable estimate, but confirm the actual assessable value with your lawyer before completion.
